‘Major opportunity sites’ in Alperton to be developed

Dexter Moren Associates has received its second go ahead this year for a regeneration scheme in one of Brent City Councils ‘major opportunity sites’ in Alperton. A third scheme along Atlip Road is also currently in planning.

DMA, in partnership with Newlight Properties Ltd, has been awarded planning consent for a £4m regeneration development in Alperton. Situated in one of the London Borough of Brent’s Major Opportunity Sites (MOS), this scheme forms the second approved project designed by Dexter Moren Associates within this regeneration priority area.

Neil McClellan, planner from Brent City Council commented “This is an important mixed use regeneration scheme in a neglected part of central Alperton. The development, which is of high quality, considered contemporary design, will provide much needed private and social housing along with a new retail unit and enhancement of the public realm on Ealing Road”.

He went on to say “the scheme has been cleverly designed to protect the amenity of existing residents and will not impact on them in terms of loss of light, increased sense of enclosure or loss of outlook”.

Located along Ealing Road in close proximity to Alperton Station, the 1,850sqm development will accommodate 37 mixed tenure residential units – 22 private and 15 affordable. The design is conceived as two separate buildings orientated around an internal landscaped courtyard. A bold frontage to Ealing Road features strong colours in the render and glazing, whilst the rear four storey building provides a more intimate space with sheltered gardens.

Construction of Ealing Road is scheduled to commence early next year.

Dadoo
With planning consent received earlier this year, Dadoo’s is also located on Ealing Road and will comprise an eight storey building with a broadcast studio on the ground floor and residential accommodation above. A bold corner feature clad in copper will create a landmark focal point along the main route to the waterfront.

Atlip Road
Dexter Moren Associates has recently submitted Atlip Road into planning – also situated in the same MOS. Overlooking the Grand Union canal, this mixed use development will play a key role in the creation of a vibrant waterfront precinct. A new mooring basin, footbridge and public promenade will be created to encourage canal-side recreation and will be lined by cafe and commercial spaces to animate the open space. The 186 unit residential component will provide a mix of affordable, shared ownership and private dwellings housed within six blocks of varying heights, featuring a palette of terracotta rain screen cladding and timber panelling.
