			<content:encoded><![CDATA[<p>On Monday night, Dexter Moren Associates with Bradbrook Consulting and FF&amp;E procurement specialists F2E, hosted the Hotel Property Network at The Ampersand Hotel.  Guests active in the design, development and investment of hotels mingled whilst enjoying canapes and vino in The Games Room. A display of before and after photos showed just how extensive the transformation of the hotel has been. Since opening late last year The Ampersand Hotel has received significant press attention, is rated as one of London&#8217;s top hotels on Trip advisor and has won the International Hotel &amp; Property Design Award in the 50-200 bed category.                 <strong><a title="Photos of the hotel property network" href="http://dextermoreninteriors.com/2013/04/17/hotel-property-network-event-15th-april-2013/" target="_blank">Click here </a></strong>to see photos from the event.</p>

		<description><![CDATA[The London Borough of Hammersmith &#038; Fulham has granted planning consent to Favorwell Ltd, an associate company of Cockpit International, an international real-estate developer based in Singapore, for Dexter Moren Associates design of nine family-sized townhouses on Lillie Road, Earl's Court.

This is a rare example of a development which provides new spacious family homes in the heart of London that also have the benefit of private outdoor space and off-street parking. The project was designed to support the Council's intent to deliver more housing suitable for families. 			<content:encoded><![CDATA[<p>A new street frontage is created by the pair of houses facing Lillie Road, with another seven houses forming a terrace behind, looking into a new ‘mews-style’ urban space with a shared surface and extensive boundary landscaping.</p>
<p>The concept for the design of the houses is to create generous living spaces flooded with natural light and offer surprising spatial relationships between the inside and outside of each property. This is achieved through the physical connections between living areas and private courtyards arranged over multiple levels, as well as a continuous visual connection between the central atrium staircase and the outside amenity spaces.</p>
<p>The external facades offer a play of high quality materials, elegantly proportioned shapes, and protruding and recessed planes to provide a strong rhythm and unified architectural expression across the mews whilst clearly identifying each property as an individual home.</p>
<p>Nikolaj Mitens, Associate at Dexter Moren Associates said, &#8220;We have been lucky enough to work with clients, who were committed to providing family-sized townhouses of the very highest spatial quality and who have been truly supportive of our innovative solutions and contemporary architectural style.&#8221;</p>
<p>The scheme was previously featured at New London Architecture&#8217;s Housing Exhibition chosen for demonstrating a new London vernacular of the traditional terraced street.</p>

			<content:encoded><![CDATA[<p>Holiday Inn Camden will be the second hotel in Europe to trial the &#8220;open  lobby concept&#8221;.  This new approach sees the front desk, lobby,  restaurant, bar, lounge and business centre combined into one open,  cohesive space. The design has been developed as a response to how  people use space within their home environment. Dexter Moren Associates  design concept takes inspiration from the local context, subtly  referencing Camden’s lively markets and atmospheric music venues. It  will be a casual and unpretentious space designed to make all guests feel  welcome.</p>

			<content:encoded><![CDATA[<p>The hotel sits within a larger masterplan at Bedford Riverside North which will see the area behind the former town hall redeveloped. The scheme also encompasses a cinema, apartments and a landscaped river walk fronted by restaurants.</p>
<p>The building consists of three slender &#8216;slices&#8217; of differing cladding materials and colours, expressing the hotels spatial arrangement along a central corridor. The facade design focuses on breaking down the massing along the riverfront into smaller elements, each with a vertical emphasis and differing parapet heights to reflect the varied roof lines in Bedford&#8217;s town centre. The ground floor opens onto the square and riverside walk, featuring restaurants and retail space.</p>
<p>Nikolaj Mitens, Associate at Dexter Moren Associates said, &#8220;This fantastic development site in the heart of Bedford presents a unique opportunity to breathe new life into the neglected riverside quarter.</p>
<p>Unbelievably, the best site in town has been a Council car park ever since Charles Wells&#8217; Brewery closed down and was demolished in 1976. With a new market square, a cinema, new riverfront apartments, a hotel, a landscaped river walk fronted by restaurants and activity, and a new foot bridge linking to the south bank this will be a great, modern addition to the historic market town.&#8221;</p>

Internal walls will be reconfigured to facilitate the necessary upgrade of services and also create light and spacious rooms. The exterior will be restored to its original condition with the refurbishment of all windows and repairs to the concrete facade. Major structural alterations include creating a new mansard shape roof with dormer window to allow space for rooms on the 3rd floor.</p>

			<content:encoded><![CDATA[<p>Located alongside New Scotland Yard and the Ministry of Justice, the property was originally built in the 1800&#8242;s as a hospital and more recently was used as office space with retail outlets along the ground floor. Dexter Moren Associates started working on the project in 2006 and over the past six year have completely transformed the building into a luxury hotel, achieving a modern and coherent design within the constraints of the property&#8217;s disjointed 19th Century structure.</p>
<p>Key internal spaces were re-planned and reconfigured to maximise their potential and to facilitate the necessary upgrade of services. The public spaces have been designed as a series of rooms that transition seamlessly into one another, offering four different experiences. The ground floor comprises reception, concierge, lobby lounge and Emmeline&#8217;s lounge. At the heart of the hotel is an American inspired Smokehouse and sophisticated pub with its own entrance.</p>
<p>Major architectural interventions include the creation of a new porte cochère, which has been built within the existing facade, leading guests into an atrium reception featuring a triangular glass skylight.</p>
<p>Across the lower ground floor structural modifications and 2m of excavation were required to allow for the conference facilities and a 24 hour gym for hotel guests. In addition, DMA have installed eight new lifts within 2 new lift cores and incorporated a grand elliptical feature staircase to the lower ground floor.</p>
<p>The hotel incorporates 256 new rooms, spread over six floors, including 30 studios, 14 one-bedroom suites, and a rooftop penthouse.</p>
